Circuit Florida is designed and developed as a world-class car enthusiast club and private community. Along with the professionally designed racetrack, the community features member-owned two-story, townhome-style luxury condominiums with insulated, climate-controlled garages, high-end finishes and special sound mitigation measures. A modern-designed, three-story clubhouse building with rooftop bar is expected to begin construction Q2, 2025 and complete Q1, 2026.

Meet the CF Team
Paul Scarpello, Founder & CEO
Paul graduated from the University of Georgia in 1991. He left his stable job at a cellular company at 26 years old to develop a new consulting company performing cell tower acquisition and construction management for various wireless carriers. With early financial success, Paul developed his first commercial property in 2003 in South Carolina and has developed numerous commercial and residential projects since. He sold several of his properties to buy Circuit Florida’s land and complete all development to date.
Paul has a small car collection including a 2005 Ferrari F430 with 6-speed manual transmission, 2018 Porsche GT3, 2015 Chevy Camaro Z/28, and a 1988 Chevy Corvette with a 4+3 manual and only 234 miles.
Adam Ricardel, Track Operations
Adam manages Circuit Florida’s track operations. He worked previously at Palm Beach International Raceway (PBIR) overseeing road course operations, track maintenance, safety and preparedness. Adam has managed various track programs over the past 15 years. He is also a professional driving instructor and coach, holding such roles as the Head Driving Instructor for BMW’s successful Performance Test Drive Program at PBIR, SCCA Track Night in America, and managed the Hooked on Driving franchise conducting on-track programs at various racing facilities throughout the southeastern United States.
In many of the roles described above, Adam was responsible for ensuring a safe and fulfilling experience for drivers of all experience levels, and he brings this experience and attitude to Circuit Florida. Adam holds various racing licenses and is a long-time Porsche Club (PCA), SCCA and NASA member.
Jon Clark, Project Architect
Jon joined Circuit Florida to be its dedicated architect and project manager, with primary involvement in the design and construction management of the two club buildings and 75 townhome-style condominium units. Jon has a 30+ year architectural design background with extensive experience in upscale, luxury residential homes, townhomes and condominiums.
