About Us
Circuit Florida is a world-class motorsports country club and private residential community. Along with the professionally designed racetrack, our community features 75 member-owned two-story, townhome-style luxury condominiums with insulated, climate-controlled garages, high-end finishes and special sound mitigation measures. A modern-designed, three-story clubhouse building with rooftop bar is under construction and will complete late 2026.
Circuit Florida has City approval to expand the racetrack, add a skidpad and an off-road course. Further, a 6.4 acre industrially zoned parcel with direct track access and I-4 frontage is available and ready for an end user (such as an auto manufacturer) to have a special presence.

Only two minutes from the nearest Interstate 4 exit, Circuit Florida is convenient from both Orlando and Tampa. Its proximity to Disney World, numerous resort communities, and the most visited city (Orlando) in the country is ideal for those considering a second residence or luxury car condo within proximity of everything Central Florida has to offer.

Meet the CF Team
Paul Scarpello, Founder & CEO
Paul left a stable job at 26 years old to develop a company performing cell tower acquisition and construction management. With early success, he developed his first investment property in 2003 and has developed numerous commercial and residential projects since. Paul earned his certified Florida building contractor license in 2014 and ran a successful construction company until 2022 when deciding to dedicate his time to Circuit Florida. Several of his income-producing properties were sold to complete all CF development to date, and without need for partners, investors nor loans.
Paul is a motorsports enthusiast having first attended a 3-day Skip Barber school years ago. He also enjoys his small car collection including a 2005 Ferrari F430 with gated manual, 2015 Chevy Camaro Z/28, 1988 Chevy Corvette w/ 4+3 manual and only 234 miles, and others.
Adam Ricardel, Track Operations
Adam manages Circuit Florida’s track operations and is CF’s chief instructor. He worked previously at Palm Beach International Raceway overseeing road course operations, track maintenance, safety and preparedness. Adam has managed various track programs, holding such roles as Head Driving Instructor for BMW’s Performance Test Drive Program at PBIR, SCCA Track Night in America, and others.
In many of the roles described above, Adam was responsible for ensuring a safe and fulfilling experience for drivers of all experience levels, and has brought this experience and attitude to Circuit Florida. Adam holds various racing licenses and is a long-time Porsche Club (PCA), SCCA and NASA member.
Ursula Froes, Membership Advisor
Ursula supports Circuit Florida’s club membership inquiries and condo sales. She’s also engaged in coordinating member and prospective member club social events.
Prior to Circuit Florida, Ursula worked for several years selling high-end, luxury residential homes and other real estate. She’s a native of Brazil, but grew up as a teen and completed college (and an undergraduate degree) in Michigan. Ursula has a passion for motorsports and fast cars.

Jaymes Anderson, Interior Designer
Jaymes joined Circuit Florida in 2023 as its interior designer, with a 15+ year background of supporting high end luxury residential projects. Jaymes is involved with each condo buyer to support the selection of options and finishes… and where customization is desired, Jaymes can support. If a buyer wants a “Ferrari-themed garage” for example, Jaymes can provide design suggestions and pricing. Jaymes has also played important roles in other design aspects including determining the exterior stone, stucco and siding finishes in our condo buildings, and in the design of Circuit Florida’s ultra-modern, world class 3-story clubhouse & event center.
Ryan Dalziel, Club Pro
Ryan Dalziel began his professional racing career in Europe competing in junior open-wheel categories, earning runner-up finishes in British Formula Vauxhall and British Formula Renault. In 2002, he relocated to the United States to compete in the Atlantic Championship, finishing runner-up in 2003 and 2004 with multiple wins and podiums. Over the years, Dalziel transitioned into sportscar and endurance racing, driving in Rolex Sports Car, American Le Mans Series, IMSA WeatherTech, World Endurance Championship, and other top international events. His career highlights include winning the 24 Hours of Daytona 3 times, achieving multiple class wins at Le Mans and Sebring in 2012, and securing victories at Petit Le Mans.
Ryan continues to compete at the highest level in IMSA and GT racing today, but as a current Orlando resident, he also enjoys the role as Circuit Florida’s resident Club Pro. In between Ryan’s professional racing schedule, CF club members can schedule personal or group instructional sessions with him, and Ryan will be a part of Circuit Florida’s newly created club racing program in 2026.
